Vacant blocks are rare in Sydney’s Northern Beaches, especially level ones. So when this one became available - untouched since it was first released by Council in 1962 - its new owners knew this was an unmissable opportunity to design and build something very special for their young family to grow up in.

This custom designed and built new home draws upon an Anglo-Caribbean architectural vernacular, overlaid with design sentiments influenced by the Bahamas and West Palm Beach, reinterpreted by MILEHAM through a distinctly Australian lens. It’s designed to evoke a quiet grandeur - quietly elegant, yet deeply connected to its Northern Beaches setting.

Timeless in intention, this home is characterised by its restrained palette: soft pinks, faded greens, reclaimed Sydney sandstone, and an assemblage of rich, tactile materials including rattan, marble, and hand-finished timber. Internally, herringbone floors, soaring 3-metre ceilings, and a sweeping central staircase anchor the interiors with a sense of refinement and permanence.

Each oversized bedroom features its own walk-in robe, while the Master Suite opens through a series of French doors to a wide terrace overlooking a nature reserve where the pinks and reds of coastal sunsets filter through the treetops at dusk. Discreet water glimpses of Pittwater beyond add a further layer of calm.

Currently under construction, the home is a considered response to both place and purpose, elevating everyday living through architectural clarity, classic proportion, and lasting materials.

Gardens designed by renown Sydney Landscape Architect, Spirit Level, will complement the architecture with an Australian Bush/Subtropical meld of rich greens and tropical colour to complete the home’s quietly confident presence.
